Located in Saunders County, Nebraska, 22.5 miles NW of the
downtown Lincoln Post Office, 4.5 miles SW of the Valparaiso Post Office, 3
miles N of Branched Oak Lake, 1 mile W of Wildwood Lake, 1.75 miles E of
Meadowlark Lake, the farm is in beautiful,
rolling country, with lovely views, on a quiet, well maintained gravel road.

The 40 acres +/- are fenced and cross-fenced,
set up for horses (20+/- bordering acres of pasture may be available for
lease), with regularly maintained, weeded, fertilized pastures in prairie
grasses and brome. There are two creeks (Wagon Tongue Creek and a small
creek we call "Little Creek"), both with good crossings. Established
mixed deciduous hardwoods and other trees along the creeks provide a good
supply of firewood. There are smaller trees in windbreak plantings near
the house, a large vegetable garden (80 ft x 30 ft) with established beds
of strawberries, horse radish (contained), rhubarb, and numerous herbs, and smaller
garden plots with flowers and herbs around the house and garage. The well
is artesian and excellent, producing over 100 gpm.

The house, built in 1998, is 1960
square feet, PLUS a 6 ft x 70 ft screenedporch, PLUS an 8 ft
x 34 ft enclosed breezeway that connects the house to the 36 ft x 34
ft garage. The house is steel frame, one story, built on a concrete slab. It
has 3 bedrooms, 2 full baths, an eat-in kitchen, a dining room or study area, a
living room, and a utility area. Part of the house yard is fenced for dogs and
includes a 16 ft x 16 ft kennel, with an 8 ft x 16 ft concrete slab which
has walls on three sides and is roofed. A 12 ft x 12 ft storm cellar
inside this fence contains the main electrical panel and the pump.
There are two barns and a tack building. Barn
#1 is a 52 ft x 80 ft pole barn and includes three 14-foot storage bays and
one bay of 10-ft wide stalls (7 feeding stalls and one nursing stall). Barn
#2 (built in 2002) is 36 ft wide x 60 ft long, set up with four 10 ft x 12
ft stalls and two 18 ft x 9 ft stalls, all with automatic waterers. Barn #2 also
is plumbed and wired for waterers for 6 more 10 ft x 12 ft stalls (the space
currently stores hay and shavings). The tack building is 15 ft x 15 ft
and includes a half bath (spring through fall use only). An outdoor arena
(100 ft x 170 ft) and the corrals are made of almost zero-maintenance
railroad ties, treated posts, and metal rails. Other outbuildings include
two sheds (used for garden storage) and one carport.
Sunrises and sunsets here are spectacular -- there are regular displays of gorgeous, brilliant color from every
window in the house,
morning and night (and there are LOTS of windows).

The two creeks that flow through the property
attract numerous species of birds -- from wood ducks and blue heron to hawks, owls,
flickers, orioles, and red-headed woodpeckers -- and the trees along them
provide good wildlife habitat.. Large flocks of geese and ducks fly directly
overhead in spring and fall. Wild turkey by the dozens make the woods their
home. There also are deer, coyotes, fox, squirrels, and other wildlife.
